Brompton on Swale is a popular village with a thriving community, conveniently situated in relation to the A,1 Motorway and the historic market town of Richmond.

The land is approached within the village from the B6272 road known as Bridge Road down Grange Road. It is accessed through the field gate. The River Swale forms its southern boundary.

This is a very attractive and useful parcel of agricultural land which is complemented by an old traditional farm building. The old building is a former 8 stall cow byre. It is constructed of concrete block with a concrete floor and an asbestos roof.

The building together with some of the land immediately around it are within Flood Zone 1 and therefore are at an acceptable flood risk for future residential use subject to obtaining the necessary planning permission. It has obvious potential for use as a stable.

The land is currently in stubble and would readily lay down to grass.

Although it fronts onto the River Swale and mainly lies within Flood Zone 3 on the Environmental Agency Flood Zone Map, the Vendor has confirmed that it has never flooded in the last 32 years of his joint ownership.

In fact, the area on the western side which protrudes into the village is at a significant higher ground level. There may be some residential development potential, subject to obtaining the necessary planning permission. It would make an ideal pony paddock being so handy for the village.

There is a mains water supply to the water trough situated adjacent to the old farm building. This supply is currently disconnected.
